The local Community Development Department may require a surety bond as a prerequisite for conducting various projects such as building construction, land development, landscaping, or any other maintenance work within the City of Alpharetta, Georgia.

Land Development Performance Bond - May be required of property owners or developers as a prerequisite for the issuance of a land disturbance permit by the Community Development Department. The bond limit must be equal to twice the estimated cost of carrying out the land-disturbing activity. If the Department finds that the permit holder has violated a regulation and refuses to resolve the matter within the specified time, a claim may be filed against the surety bond. Funds from the claim are to be used to cover the cost of bringing the land into compliance with local standards.
Land Development Maintenance Bond - Might be required of contractors for one year following the completion of the land development project. The bond limit must be approved by the Department and is to be equal to the estimated costs of the maintenance work described in the plans submitted. Failure to properly maintain and warrant all improvements made during the obligate time period may lead to the Community Development Department filing a claim. The payout from the claim will cover the cost of hiring a new contractor to complete the maintenance work needed.
Landscaping Maintenance Bond - Required for contractors and subcontractors that are applying for a landscaping permit from the Community Development Department. The bond limit must be equal to the estimated cost of the landscaping project and approval from the Department is needed. Following the completion of the project, the contractor is responsible for performing any necessary repairs and maintenance to the landscape for a period of three years. If the contractor does not fulfill this requirement, a claim may be filed against the surety bond. As with most maintenance bonds, claim funds will cover the cost of hiring a new contractor to perform the maintenance work in question.
Building Mover Bond - May be required as a prerequisite for the issuance of a permit to relocate a building or structure. The owner or the lessee of the property must file a surety bond with the Community Development Department, and the limit must be equal to the total cost of the work to be completed plus an additional 10% thereof. If the permit holder commits a breach of contract such as failing to relocate, alter, or reconstruct the building according to permit standards/within the specified time period, the Department may file a claim on the bond. Funds from the bond will compensate the Department for the cost of hiring a contractor to complete the building relocation up to permit regulations.
