A Land Development Bond may be required by the Henry County Building and Plan Review Department before a Land Disturbance Permit can be issued to the property owner or developer.
The Land Development Bond limit is determined by the local Building and Plan Review Department and must be equal to $3,000 for every acre that is proposed to be in the land-disturbing activity.
At Jet, approved rates for a Land Development Bond are a small percentage of the limit and are based on a soft credit check of the property owner or land developer. In some cases, a review of the prospective permit holder’s business finances impacts the price of the bond (this only applies to limits over $50k).
Examples of various bond amounts and Jet’s preferred tier rates can be found in the price chart below. As you can see, a Land Development Bond with up to a $10,000 limit may be purchased at $100 for a one-year bond term.

When performing construction that could cause land-disturbing activity to the area, the property owner or land developer is responsible for upholding the obligation of their permit and local regulations pursuant to Chapter 3, Subchapter 5 of the Henry County, GA Municode.
Upon final inspection, if the Building and Plan Review Department finds that the permit holder has failed to comply with the approved development plan or caused damages to the soil/sedimentation control of the property, a written notice to resolve the violation within a certain timeline will be sent to the property owner or developer in question. Failure to fulfill such a request may result in the Department filing a claim against the Land Development Bond. Funds from the claim will be used by the County to hire a new contractor to stabilize the construction site of the land-disturbing activity and to bring it into compliance with local/state standards.
