The Community Development Department may require the following surety bonds as a prerequisite to the construction of a new development or subdivision in the City of Roswell, Georgia:
In cases where the property owner or developer (i.e. permit holder) commits a regulation violation or breach of contract, the appropriate bond on file may act as a means of restitution to the Department for any financial damages caused.

Permit applications and documents that pertain to the various bonds required can either be found on the Engineering Division’s webpage or the Planning and Zoning Division’s webpage.
Performance/Maintenance Bond - This bond may be required by the Community Development Department when submitting a Final Plat Application for a new development or subdivision to the Engineering Division. Bond limits are determined by the Division, and are likely based on the estimated cost of the permit project. The permit holder is responsible for upholding all contract requirements, as well as local construction regulations. Failure to do so can lead to the Department filing a claim against the permittee’s bond.
Soil Erosion and Sedimentation Control Performance/Maintenance Bond - May be required by the Community Development Department as a prerequisite to the performance of any land-disturbing activity. The bond amount must be equal to $3,000 for every acre within the proposed land-disturbing plan and approval from the Engineering Division is needed. The property owner or developer is responsible for upholding the terms and conditions of the land disturbance permit, as well as following code regulations. A bond claim may be filed by the Department should the permit holder fail to stabilize the site of the land-disturbing activity and bring it into compliance.
Landscaping Performance/Maintenance Bond - If the development or subdivision is located in the Parkway Village District, a landscape plan and surety bond may be required by the Community Development Department’s Planning and Zoning Division. The bond limit is to be equal to 100% of the estimated cost of replacing all of the landscaping installed by the permit holder. Similar to the other performance and maintenance bonds listed above, permit and local requirements must be upheld. In addition, the property owner or developer is responsible for maintaining the landscape for two years following the completion of the project, which includes replacing any dead, unhealthy, or damaged landscaping within 90 days of notice from the Division. If such obligations are not upheld by the permittee, a claim may be filed against the bond on file.
