Before construction, land development, or timber harvesting work may begin, the Thomson-McDuffie Planning and Zoning Department may require a surety bond of the permit applicant.
Bond limits are typically determined by the governing regulator such as the Planning and Zoning Department.
When it comes to the Contractor Permit Bond, a $5,000 limit is required for residential and general contractors, while a $3,000 amount is mandated for subcontractors. The Timber Harvesting Bond has a standard $5,000 bond limit. And as for the Land Development Bond, the limit must be equal to $3,000 for each acre proposed in the land-disturbing plan—approval from the Department is needed.

Contractor Permit Bond - Before building, electrical, plumbing, or mechanical construction may begin within the County, licensed contractors must obtain a permit and surety bond. Regulations to be followed can be found on the Adopted Codes webpage. Failure to comply with permit requirements and/or violating a code rule may result in the Planning and Zoning Department filing a bond claim. Should this occur, funds from the claim will typically cover any financial damages that were incurred by the claimant.

Timber Harvesting Bond - May be required of individuals or businesses that harvest timber within the Thomson-McDuffie County area. Local regulations and permit terms are to be followed. Should the Planning and Zoning Department be forced to clean up any harvesting residue or re-ditch/repair a ditch structure within a public right-of-way, a claim may be filed against the permit holder’s bond. The claim payout will be used to compensate the Department for the costs associated with the violation.

Land Development Bond - The Planning and Zoning Department may require this bond as a prerequisite for the issuance of a land-disturbing permit. The terms and conditions of the permit must be fulfilled by the property owner/developer in question and all regulations pursuant to the Land Development Code are to be complied with. The Department may file a claim on the bond if a permit violation is committed. Funds from the official claim will go towards the hiring of a new contractor to stabilize the construction site and bring it into compliance with local and state standards.
